You really offer your clients loans with 0% interest?

I will loan you up to $10,000 for improvements to make your home move-in ready as soon as you contract with me to sell your home. This loan will be paid back via the proceeds of the home. I find that clients who use the money to make targeted improvements that specifically renew their homes end up selling faster and for more money than they would have if they had made no improvements.

I'm going to be applying for a home loan. Will this affect my credit?

This loan won't affect your credit in the slightest. There are no credit checks to receive this loan and no reporting of the loan amount to any of the credit agencies. That means no hard inquiries and no effect at all on your credit utilization. Sparing your credit during the home-buying and selling process is one of the many benefits of this type of loan.

What projects should I do to maximize the value of my home?

  • Things that improve curb value/first impressions and refresh the look and feel of your home. These can include sprucing up landscaping and exterior painting outside, and refreshing the look and feel of the house inside by repainting and patching damaged drywall, and replacing bowed curtain rods or distressed window treatments. According to an article on daveramsey.com, one of the best things you can do is change out your front door. And Remodeling magazine highlights exterior manufactured stone veneer as an inexpensive way to boost home value.
  • Kitchen improvements. A minor kitchen remodel, such as updating countertops, cabinets, and appliances, can be a winner. For a quick and inexpensive upgrade, you can opt to update cabinet hardware and lighting and plumbing fixtures.
  • The bathroom. Here, too, upgrading fixtures can go a long way. These include plumbing, lighting, and towel rods. The next option is to tackle the vanity and, if it is dated, the shower and tub installation.

Are there any projects I should avoid doing?

Some projects don't pay off. According to Remodeling magazine, doing a major kitchen remodel, adding a backyard patio or making your master bedroom fit for a king just isn't worth it.
